Accesso Partners has purchased the 251,464-square-foot 555 Mangum office building in Durham, N.C., for $72 million, or $286.32/sf.
The Hallandale Beach, Fla., investment manager purchased the 11-story building, constructed five years ago at 555 South Mangum St. in the city’s downtown, from Northwood Ravin, formed by investment manager Northwood Investors and Ravin Partners of Charlotte, N.C. The sale was arranged by JLL Capital Markets.
The purchase increases Accesso’s portfolio of North Carolina office properties to 3 million sf. It also owns the Weston I and II buildings, with 290,183 sf in Cary; the 1.8 million-sf Innovation Park complex in Charlotte; and the 10-building Meridian Business Park, with 690,941 sf in the Research Triangle Park in Durham.
The 555 Mangum building “offers everything today’s office tenants desire, including a great location bolstered by best-in-class amenities and a variety of uses,” explained Alex Romero, managing director of Accesso. He added that the company would lease up the building’s retail space and offer speculative office suites.
The property includes a parking component with 812 spaces as well as The Lenny, a rooftop restaurant and bar that opened earlier this year. It also has a fitness center with locker rooms, a rooftop lounge, outdoor courtyard, and conference center.
Tenants include cybersecurity company Tanium, which last year took nearly 25,000 sf on the building’s sixth floor; Beghou Consulting; and Heelstone Renewable Energy.
The building overlooks the Durham Bulls Athletic Park, where the Durham Bulls, the Triple-A affiliate of the Major League Baseball Tampa Bay Rays, play their home games.
