Accesso Secures Loan Extension for 7700 Parmer in Austin

Property approved for mixed-use rezoning, multifamily and retail development planned New on-site food establishment Parmer Café to open April 1st

Accesso, a fully integrated investment manager and operator of multi-tenant office, mixed-use and multifamily assets, today announced that it has secured a three-year loan extension for 7700 Parmer, a 911,574-square-foot Class A office campus comprising four fully amenitized buildings in Northwest Austin, Texas. The extension includes a reserve of more than $40 million, which will be used to renovate common areas at the property, construct spec suites and support the campus’ recent leasing momentum.

Additionally, Accesso announced that it will move forward with approved development plans which will add value for the community, tenants and investors by repositioning the asset into a dynamic mixed-use destination. Accesso plans to develop multifamily, hotel and retail assets to capitalize on the property’s strategic location in thriving, tech-centric Northwest Austin. The firm has also signed a new agreement with Eurest, a leading vendor providing hospitality and culinary services, to bring Parmer Café to the site beginning on April 1st.

7700 Parmer is already one of the most amenity-rich office properties in Austin, including a full complement of indoor and outdoor accommodations such as a state-of-the-art auditorium, café, fitness center, soccer and baseball fields, a volleyball court and a daycare center. Common area renovations to be completed utilizing the recently secured capital reserves consist of the property’s café, conference center, fitness center, lobbies and corridors.

Accesso plans to break ground on the multifamily and retail aspects of the development in 2027. Since the project includes multiple extensive and varied uses, it will take several years to fully complete.
