Long-anticipated NW Austin redevelopment poised to start soon

Long-running plans to transform what is already one of the metro’s largest office campuses into a sprawling mixed-use development that would triple its size could soon be realized as developers intend to break ground on multifamily and retail projects next year.

 

Plans to expand 7700 Parmer, the fourth-largest office campus in the metro at 911,573 square feet, according to ABJ research, were first reported in 2020 with the expectation that construction would begin in 2024, but the project was delayed and late last year Florida-based property owner Accesso Partners LLC filed to extend the site development permit for the project to “allow additional time due to market demands before initiating construction.”

Accesso has now announced that it will break ground on construction of the multi-phase mixed-use project at the property at 7700 Parmer Lane in 2027, and it will also renovate the existing office buildings at the campus. E-commerce company eBay, tech giant HP and gaming companies Bioware and Electronic Arts are currently listed as tenants.

The renovations would grow the campus to more than three million square feet, according to previous reporting, with new buildings and multi-level parking rising in place of the campus’ expansive parking lots.

The first phase of redevelopment, which will take several years to complete, will consist of multifamily and retail development. There is 100,000 square feet of retail space planned to be built for the project in all, and the first phase of development will see about 300 of the project’s 1,500 multifamily units built.

The site is just about within walking distance of the new Apple Inc. campus.

Future phases of the redevelopment will see more property uses added. In 2020, Accesso secured zoning to add 800,000 square feet of office space and a 340-room hotel to the property.

If 800,000 square feet of office space is added to 7700 Parmer, it will surpass Uptown ATX to become the third-largest office campus in town, behind the 1.9 million-square-foot Parmer Innovation Center and the 4.56 million-square-foot Domain.

Beyond redevelopment, Accesso plans to conduct renovations of the campus’ existing structures, including making common area improvements, constructing spec suites and providing new hospitality services, such as Parmer Cafe, set to open on April 1.
