Meyers Accesso, a leading developer of high-quality mixed-use and residential properties, recently announced the acquisition of The Atrium at Broken Sound, a nearly 100,000-square-foot, Class-A office property located at 6111 Broken Sound Parkway NW, within The Park at Broken Sound mixed-use development in Boca Raton, Florida. The Park at Broken Sound is a robust, 700-acre commercial and residential hub with walkable proximity to numerous retail developments, residential communities, and high-quality amenities. The Atrium was purchased for $25 million from New York-based Alchemy-ABR Investment Partners and Miami-based Breakers Capital Partners.
“We are excited to add The Atrium at Broken Sound to our portfolio,” said Ariel Bentata, Co-Chairman and Co-CEO of Meyers Accesso. “As workers across the country continue to seek walkable office and mixed-use communities that offer an all-inclusive experience where they can live, work and play, this property can accommodate companies from a wide variety of industries. We believe the property has enormous potential.”
The Atrium at Broken Sound, a three-story building, offers stunning views of The Old Course at Broken Sound Club. This prestigious country club has hosted the PGA Tour Champions Season Opener for 15 consecutive years. Occupying 10.44 acres, this building has recently undergone significant capital improvements. These enhancements include renovations to the lobby, conference rooms, and common areas, as well as updates to the windows and generators. Meyers Accesso plans to upgrade the property further.
The Atrium at Broken Sound currently enjoys a robust 74 percent occupancy rate. Its major tenants include the law firm Sachs Sax Caplan P.L., managed care service provider Genex Services, LLC, office technology supplier TGI Office Automation LLC, and the retail company Marshalls of MA, Inc. Strategically located, the property provides easy access to I-95, Florida’s primary north-south artery, making it a convenient location for businesses and visitors alike.
“Boca Raton, and more broadly South Florida, has surged in popularity over the past two years, and as companies and younger residents relocate to the area, they’re eager to take advantage of all it has to offer,” stated Stuart Meyers, Co-Chairman and Co-CEO of Meyers Accesso. “Boca’s vibrancy and laid-back atmosphere is bound to continue to attract workers from all walks of life, making The Atrium an ideal location for enterprises to call home.”
Over the past several years, South Florida has experienced one of the highest in-migration rates in the U.S., indicative of the large-scale relocation of wealth to the state. According to the Palm Beach Post, Palm Beach County welcomed more than 13,000 new residents in 2022 alone. It ranked behind only Miami-Dade and Broward counties for the highest population growth in 2022.
Meyers Accesso recently celebrated the grand opening of its Avery Dania Pointe East property, a 336-unit class multifamily property in South Florida that was started in 2022. Earlier this year, the firm announced it had started constructing Avery Lake Worth, a 200-unit multifamily community in Palm Beach County.
