Uptown Dallas office tower at 2626 Cole Ave sold

Global private equity giant Partners Group and Florida-based real estate firm Accesso have sold an Uptown office tower to Talon Private Capital, according to a news release.

2626 Cole is a 120,599 square-foot boutique office property located in Dallas’ Uptown/Turtle Creek submarket. The office property sits on 1.44 acres along Cole Ave and is surrounded by nearby retail and restaurant options. 2626 Cole has a variety of amenities and has onsite security, underground parking and onsite management.

Partners Group and Accesso purchased 2626 Cole in 2014 and completed a capital improvement program that allowed the firms to sign new leases with WorkSuites, Republic Editorial and Annandale Capital.

“We are very pleased with the significant value we were able to create at 2626 Cole as a result of our capital improvement program and hands-on property management,” said chief investment officer for Accesso John Rivard said in a news release. “We plan to use the proceeds from the sale to continue adding scale to our portfolio in non-gateway cities across the U.S., including Dallas, and to reinvest in our existing assets.

The sales price was not disclosed.

Andrew Levy, Todd Savage and Parker McCormack of JLL represented Partners Group and Accesso in the sale.

Bellevue, Washington-based Talon Private Capital, a commercial real estate private equity investment firm, will be partnering with Cushman and Wakefield for property management, and Dallas brokerage Thirty-Four Commercial will represent the company for leasing.
