Minneapolis law firm Zimmerman Reed has renewed its lease in downtown Minneapolis’ IDS Center, its headquarters since 2011.
June Pineda Hoidal, one of the firm’s managing partners, said the move is a reflection of its commitment to helping downtown recover from the pandemic. She added that the firm looked at other spots in Minneapolis’ Central Business District and North Loop neighborhood before deciding to sign a new lease at the IDS Center.
“We think it’s an iconic building,” she said. “It’s really the center of downtown, is how we see it, so we wanted to continue our presence there.”
Zimmerman Reed has 24 attorneys and 20 staff in Minneapolis. It also has eight attorneys and six staff spread out between offices in Phoenix and Los Angeles. The firm was founded in 1983 and represents plaintiffs in a wide variety legal areas, including consumer fraud, shareholder disputes and privacy litigation.
In Minneapolis, the firm leases 15,179 square feet on the 11th floor of the Class A office building located at80 S. Eighth St. Along with signing a long-term lease renewal, it also will carry out a full-scale renovation of its space to better fit the firm’s post-pandemic working style.
“We’re updating the space so that it works better for how people work today, and creating more spaces that foster collaboration and teamwork,” Pineda Hoidal said.
The firm requires attorneys to be in the office three days per week and other staff two days. Because of the firm’s hybrid policy, Pineda Hoidal said the firm is weighing an office hoteling model for attorneys.
Transwestern Commercial Real Estate Vice President Kevin Salmen and associate Danny Callahan represented Zimmerman Reed in the deal. Hallandale Beach, Florida-based Accesso Partners, the owner of IDS Center, was represented by Jon Dahl of JLL Real Estate Services.
Accesso, which has owned the IDS Center since 2013,recently received another extension for its loan on the iconic downtown building. It is the second extension for Accesso after missing a 2023 deadline for its $153 million mortgage balance.
The 57-story tower is popular among law firms. Taft Stettinius & Hollister, Lathrop GPM, and Ballard Spahr, all which rank among the top 15 largest Twin Cities law firms, also lease space in the building.
